1. Foundation Movement
With our constant rain-drought-rain-drought flip flops, we see significant movement in both pier-and-beam and slab foundations.
The Agent Angle: Don't let a "stair-step" crack in the brick kill the vibe of a showing.
The Context: I use digital elevation mapping to determine if movement is within the "tolerable" range or if it’s time to call a structural engineer. 2. HVAC Failure
The first 90-degree day is the ultimate stress test for Austin AC units. We are currently finding high rates of aging capacitors and clogged primary drain lines that have sat stagnant all winter.

4. Drainage & Grading Ponds
With the density of new Austin developments, grading is often overlooked. We’re finding "negative grading" where water pools against the slab rather than flowing to the street.

The Context: Identifying a drainage issue early allows for simple fixes (like gutter extensions or French drains) rather than five-figure foundation repairs down the road
5. Pest & Termite Surge
As the ground warms up, WDI (Wood Destroying Insects) become hyper-active. We’re seeing a surge in termite "mud tubes" where landscaping mulch is pushed too high against the weep holes.

The Context: Remind your sellers to pull mulch back 6 inches from the foundation before the inspection to avoid a "red flag" on the report.
