INSIDE THE INSPECTION
A HOME buyer’s guide to INSPECTIONs
Buying a home is one of the biggest investments you’ll ever make—and understanding the inspection process helps you protect it. This guide breaks down each major part of a home inspection in clear, practical terms and with Central Texas specific notes. From the foundation to the roof and everything in between, we’ll show you what inspectors look for, why it matters, and how to make informed decisions as a buyer.

Home inspections take at least 2.5 hours, more for larger homes or upgraded services. As a rule, you do not need to be present (may vary if lockbox access is not available). Most buyers like to join at the end or follow up via phone after they receive the report.

An inspection is not pass or fail. The inspection is a snapshot of the house at the time of the inspection. Some things will inevitably come back as "deficient", which just means it does not meet a code of some kind. Depending on the severity of the deficiency, buyers may choose to halt the sale, negotiate purchase price or repairs, or choose to repair themselves.

So yes, I happily take calls with my customers in the days following their inspection to answer questions and provide the peace of mind needed (and deserved) for this major investment.
