11-Month Warranty Inspection
Most builders provide a one-year warranty on new homes, but many homeowners miss the chance to use it effectively. An 11-month warranty inspection is designed to catch issues while they’re still covered—before repair costs fall on you.
During this inspection, we carefully evaluate structural components, roofing, plumbing, electrical systems, HVAC, insulation, and interior finishes. We look for hidden defects, developing problems, or items that may not meet proper installation standards. Even small concerns, like drainage issues or settling cracks, can turn into costly repairs if left unaddressed.
You’ll receive a detailed report, giving you the leverage to request repairs before the warranty expires. This helps protect your investment, avoid future expenses, and ensure your home is performing as it should.

Every house - and builder - is different. That said, issues are often found in HVAC systems, ductwork and roofing. In addition to being expensive, these are difficult for most homeowners to identify. An 11-month warranty inspection brings them to light and aids in holding the builder accountable for repairs.

You should let your inspector know about any issues you’ve already addressed. This aids in documentation to share with your builder. If you notice new issues in the days leading up to your warranty inspection, you’ll need to make a judgement call. If it is a minor inconvenience or purely cosmetic, it is often best to let the inspector document the deficiency. However if it is dangerous or a meaningful problem for your family, you should always put safety first (and take pictures!).
