1. TREC Professional Home Inspection

Our state-licensed inspection follows the rigorous standards set by the Texas Real Estate Commission. We provide a deep-dive assessment of the home’s major systems, including:

  • HVAC & Mechanical: Ensuring performance during record-breaking Texas summers. Thermal imaging for insulation adequacy.

  • Electrical Systems: Evaluating safety, wiring, and panel integrity.

  • Plumbing: Checking for leaks, water pressure issues, and drainage performance.

  • Roofing: Assessing for hail damage and wear in the Central Texas sun. Drone footage included for steep pitches or two story homes.

  • Appliances: Testing all built-in units for proper function.

2. Foundation Elevation Mapping

Austin-area foundations are under constant stress from shifting clay soil. A visual check isn't enough to spot slow-moving structural issues.

  • The Technology: We use high-precision altimeters (like the ZipLevel) to map the "levelness" of your home’s floor.

  • The Benefit: You receive a digital elevation map that serves as a structural baseline. This allows you to identify current settling and provides a benchmark to track foundation movement years into the future.

3. WDI (Termite) Inspection Report

Termites cause more damage in Texas than all windstorms and hurricanes combined. Because they work from the inside out, they often go unnoticed until the damage is catastrophic.

  • Expert Detection: We look for mud tubes, wood galleries, and "swarmers" common to Central Texas.

  • Home inspections take at least 3.5 hours, more for larger homes. As a rule, you do not need to be present (may vary if lockbox access is not available). Most buyers like to join at the end or follow up via phone after they receive the report.

  • An inspection is not pass or fail. The inspection is a snapshot of the house at the time of the inspection. Some things will inevitably come back as "deficient", which just means it does not meet a code of some kind. Depending on the severity of the deficiency, buyers may choose to halt the sale, negotiate purchase price or repairs, or choose to repair themselves.

  • Yes, First Responding Home Inspections offers inspection for termite and other wood destroying insects as a core component of the CenTex Home Inspection Package.

  • Discussing the inspection after the fact varies by inspector. When my wife and I bought our first home, I remember the overwhelm of the whole process, including an inspection report that was like drinking from a firehose. We thought of questions for days after.   • Yes, you will receive pictures of any defects and if taken, video as well. Video is most common for sewer scope inspections or if a drone is used for to assess the roof. (See sample drone footage here.) Finally, these will be color-coded by severity.
