Central Texas Home Inspection Bundle

Central Texas HOME Inspection Bundle

In Austin and Central Texas, a standard home inspection is often not enough. Because of our region’s unique environmental challenges, specifically the expansive clay soil and our humid termite-friendly climate, homes in Austin, Round Rock, and the surrounding areas face structural risks that other parts of the country don't.

The CenTex Home Inspection Bundle was designed by First Responding Home Inspections to address the three most critical factors for local properties: State Compliance, Foundation/Elevation Measurement, and Wood-Destroying Insects (WDI).

Bundle pricing

$570 for homes up to 2000 sq. ft.

The CenTex Home Inspection Bundle provides an automatic 25% discount on your elevation/foundation measurement and a 20% discount on your WDI inspection.

What’s Included in the CenTex Bundle?

1. TREC Professional Home Inspection

Our state-licensed inspection follows the rigorous standards set by the Texas Real Estate Commission. We provide a deep-dive assessment of the home’s major systems, including:

  • HVAC & Mechanical: Ensuring performance during record-breaking Texas summers. Thermal imaging for insulation adequacy.

  • Electrical Systems: Evaluating safety, wiring, and panel integrity.

  • Plumbing: Checking for leaks, water pressure issues, and drainage performance.

  • Roofing: Assessing for hail damage and wear in the Central Texas sun. Drone footage included for steep pitches or two story homes.

  • Appliances: Testing all built-in units for proper function.

2. Foundation Elevation Mapping

Austin-area foundations are under constant stress from shifting clay soil. A visual check isn't enough to spot slow-moving structural issues.

  • The Technology: We use high-precision altimeters (like the ZipLevel) to map the "levelness" of your home’s floor.

  • The Benefit: You receive a digital elevation map that serves as a structural baseline. This allows you to identify current settling and provides a benchmark to track foundation movement years into the future.

3. WDI (Termite) Inspection Report

Termites cause more damage in Texas than all windstorms and hurricanes combined. Because they work from the inside out, they often go unnoticed until the damage is catastrophic.

  • Expert Detection: We look for mud tubes, wood galleries, and "swarmers" common to Central Texas.

  • Peace of Mind: Our certified Wood Destroying Insect (WDI) report is the industry standard for real estate transactions and is often required by lenders.
